Why swap flats?

When life circumstances change, this often has an impact on the size of the living space required. While young families urgently need larger living space, larger flats are sometimes occupied by single people, for example because the children have already moved out. This is precisely where the home exchange programme of the city of Darmstadt and bauverein AG comes in.

It aims to ensure that, for example, single people who currently live in large flats are given an incentive to move into smaller flats. The large flats are then available to families with children, for example, who currently live in small flats. However, the requirements for a flat often change and age-appropriate furnishings or a lift become more important than the number of rooms, so that a smaller, barrier-free flat comes into consideration.

Save money on housing

If there is a change of residence, the tenant who leaves the larger flat receives a relocation bonus. This amounts to €100 per square metre of the difference in living space between the two flats. For a move from a 100 square metre flat to a 60 square metre flat, for example, the tenant receives €4,000 (maximum amount). In addition, the price per square metre of the new flat will not be higher than the corresponding price of the previous flat. There is no legal entitlement to a subsidised exchange of flats.

When is an exchange an option?

The home exchange programme is subject to the following conditions:

Requirements for the vacated, larger flat:

Location: The flat must be located in the city of Darmstadt.

Type of flat: The flat of bauverein AG or its subsidiaries must not be subject to occupancy and/or rent control, unless both the exchange flat and the replacement flat are subject to occupancy and rent control.

Tenancy: The flat must have been occupied for at least three years. The tenancy must not have been terminated and there must be no rent arrears.

Apartment size: The flat must have at least three living rooms (excluding kitchen, bathroom and ancillary rooms) and a living space of approx. 75 square metres.

Requirements for the smaller replacement flat that we are looking for for you:

Location: The flat must be located in the city of Darmstadt.

Type of flat: The replacement flat of bauverein AG or its subsidiaries must be privately financed. A partial flat is also eligible (e.g. a sublet, a shared flat or a partial flat that has not been completed due to moving in with relatives).

Smaller living space: The replacement flat must have 25% less living space. If necessary, we will endeavour to find an individual solution.
