Quiet times and noise phone

Wherever people live together, noise naturally occurs. It is not just where you live, but also the fabric of the building that determines how much noise you are exposed to. For example, old buildings are known to be more noisy than newer buildings, where sound insulation plays an important role.

For a considerate coexistence, you should observe a few rules regarding quiet times.

Quiet hours must be observed from 13:00 to 15:00 and from 22:00 to 07:00.

The following is strictly prohibited during rest periods:

  • Making music with musical instruments
  • Operating a music or stereo system, television or similar equipment above room volume
  • Use of the dishwasher / washing machine
  • Manual work and work associated with loud noises within the household (e.g. renovation work, vacuuming)
  • Avoidable activities that exceed room volume must also be refrained from outside quiet hours.

Our service for you: The noise telephone

Despite all understanding and tolerance, it can happen that no agreement can be reached between neighbours on the subject of noise. For this reason, bauverein AG offers its tenants in the urban area of Darmstadt (excluding the DA-Wixhausen district), in Griesheim and Pfungstadt the noise telephone service.

The professionally trained noise telephone advisors are available daily from 20:00 - 24:00 on (06151) 2815 599 and can also come to your home if required. This service is free of charge for our tenants. Further information on the noise hotline can be obtained between 7.30 a.m. and 4 p.m. by calling (06151) 2815 498.

House cleaning and winter services

The cleaning of the communally used rooms, facilities and equipment is to be carried out by the tenant, insofar as the landlord has not or will not assign this to a third party. The tenant obliged to do this can be found in the cleaning schedule, which is displayed on the notice board in the entrance area of the property or in another clearly visible place by the landlord.

The small regular house cleaning is carried out weekly by the tenants on the same floors in turn. This involves cleaning and tidying the corridor on their own floor as well as the stairs, banisters and windows in the stairwell down to the floor below, corridors and forecourts. Tenants on the ground floor or mezzanine floor must also clean and tidy the entrance to the building.

As part of the general house cleaning, all cellar vestibules, common rooms, drying and laundry rooms, the bicycle cellar and the stairs from the top floor to the attic and the vestibule of the attic must be cleaned and cleaned, including the lift if available. The access from the street to the house entrance must be swept. The tenant obliged to do so is to be taken from the cleaning schedule to be drawn up by the landlord.

If the tenant is unable to attend, he/she must provide a replacement. Insofar as the maintenance of the cleanliness of the rented property and/or the maintenance of the principles of safety and order require it, the landlord is authorised at any time - after prior written notification - to have the aforementioned cleaning duties carried out by a professionally qualified company (third party) in individual cases or on a permanent basis and to pass on the costs incurred for this to the tenants of the building community as part of the operating costs.

The removal of snow and ice is to be carried out by the tenant, unless the landlord has assigned the task to a third party:

The tenant obliged to do so is to be taken from the snow/ice removal plan to be drawn up by the landlord. The tenant obliged to do so must clean the pavement in front of the building and the access routes of snow and ice and grit them if they are icy. If he is unable to do so, the tenant must provide a replacement. Balconies must be cleared of snow and ice by the tenant of the respective flat. Otherwise, the provisions of the local street cleaning regulations/statutes apply.

Insofar as the maintenance of the duty to ensure traffic safety and/or the maintenance of the principles of safety and order require it, the landlord is entitled at any time - after prior written notification - to have the aforementioned snow and ice removal obligation carried out by a professionally qualified company (third party) in individual cases or on a permanent basis and to pass on the resulting costs to the tenants of the building community as part of the operating costs.

Correct heating and ventilation

Bathing, showering, cooking, drying laundry - we even produce moisture when we sleep. If the humidity in our living spaces is too high, the water condenses on the walls. The result: mould develops. This can be avoided with tips on ventilation.

Correct heating is good saving

  • Never switch off the heating completely in the cold season and always heat rooms slightly to prevent them from cooling down.
  • The ideal living temperature is 20° C.
  • Check the heating at the start of the heating period: Is the radiator getting warm? If not, please contact the responsible landlord team or the Service Centre.

Fresh air is a must

  • Ventilate or cross-ventilate several times a day, i.e. open windows completely. Dry air warms up faster than humid air.
  • After showering or cooking, also air the room intermittently so that the moisture can evaporate.
  • Ventilate until the condensation on the windows is gone. This takes approx. 5 to 15 minutes. Do not leave the windows in the permanently tilted position, as this only cools down the components. Air exchange is quicker and more effective when you ventilate in bursts, the components do not cool down and heating costs are saved.

Air must circulate - tips on furnishing

  • If possible, do not place large pieces of furniture such as cupboards, chests of drawers or shelves against external walls. If this is not otherwise possible, move at least 10 centimetres away from the wall, as a sufficient distance is required for air circulation.
  • Do not block or hang up radiators and avoid floor-length curtains if possible.
  • Never put washing on the radiator to dry.

Waste separation and bulky waste disposal

By separating your waste correctly, you are making a major contribution to climate protection. Please also note that special collections will be necessary if the bins are filled incorrectly. These will be charged to the tenant.

Use of bauverein playgrounds

Children need space to run around and play. Many bauverein AG housing estates therefore have playgrounds. These are intended for children up to the age of twelve and - to ensure the safety of the children - must always be kept clean of rubbish, broken glass, etc. If you have any concerns or complaints about a playground attached to your residential complex, please contact our playground officer on (0 61 51) 28 15-888.

Fire protection

The storage of flammable materials such as petrol is strictly prohibited in the cellar, attic area and the entire facility. For fire safety reasons, nails may not be hammered into doors and walls in a vertical line above and below light switches and sockets.

Animal husbandry

Pets may only be kept in bauverein AG residential units (with the exception of small animals) with written authorisation. Non-compliance may result in a warning or - in cases of hardship - cancellation. Dog owners are obliged to ensure that pavements, lawns and sandpits are free of animal faeces. Dogs may only be kept on a lead.

Entrances

House entrance doors must be kept closed and not blocked by chocks or similar. The doors to the cellars and attics must be locked. This is for your own safety and prevents strangers from entering the house and your flat. Only in exceptional cases, such as for loading and unloading, can you leave the door open for a short time.

Communal areas and outdoor facilities

Communal rooms and areas (cellar, outdoor facilities, attic, stairwell, etc.) are available to all tenants. Please observe the following instructions:

  • Observe the quiet times.
  • Playing is generally prohibited in stairwells, lifts and communal areas.
  • If there is no lift and the passage is not obstructed, residents' pushchairs and walking frames may be left in the stairwell. This does not apply to pushchairs belonging to visitors.
  • In the event of improper use of the communal areas, e.g. storage of objects or the depositing of bulky waste, etc., the illegally deposited objects will be disposed of for a fee.
  • If common areas are used inappropriately, the tenant is obliged to report this to bauverein AG immediately and to inform the person responsible that they are in breach of the house rules.
  • If bulky rubbish is frequently left in the wild, bauverein AG is entitled to charge the costs incurred for clearing the rubbish to the operating costs.
  • Smoking is strictly prohibited in the stairwells, lifts, cellars and attics.

Tenants' Advisory Board of bauverein AG

The Tenants' Council is the link between the tenants and bauverein AG. Its task is to receive requests and suggestions from customers for the improvement and development of the neighbourhoods and to pass them on to bauverein AG. The Tenants' Council is made up of representatives from the electoral districts and is elected every five years by the tenants of bauverein AG.
