At the end of 1986, the Bauverein's housing stock totalled 8,000 flats, a good 2,000 more than at the end of the 1960s.
In 1987, the German government decides to abolish the non-profit status of all housing associations. As a result, the construction of privately financed flats becomes more important for the Bauverein than social housing.
Darmstädter Wohnungsbaugesellschaft celebrates "125 years of Bauverein für Arbeiterwohnungen" in 1989. 94 flats suitable for senior citizens are built in Wechslerstrasse in Arheilgen to mark the anniversary.
The housing company is given a new name: Bauverein für Arbeiterwohnungen, founded in 1964, is renamed bauverein AG in 1990.
In 1990, bauverein AG's housing stock increases with the acquisition of 221 city-owned flats. A further 50 flats from municipal ownership follow a year later.
After reunification, bauverein AG and the Freiberg Housing Association (SWG) in Darmstadt's twin town of Freiberg/Saxony enter into a co-operation. bauverein takes over and refurbishes flats in the former East German twin town. The takeover brings the number of flats in the portfolio to 10,000.
The acquisition of the old abattoir site in November 1994 by bauverein AG marks the start of the urban development of the Bürgerparkviertel. On behalf of the city, new flats, commercial space, a multi-storey car park and the Stadthaus III are built here. By 2001, all construction phases of the 14,000 square metre site are completed.
The Hundertwasser house "Waldspirale", built between 1998 and 2000, is still a special attraction in the Bürgerpark district. The residential building, designed by Friedensreich Hundertwasser for bauverein AG, was realised by the Plochingen architectural firm Springmann.
Heinz Reinhard, who retired as Chairman of the Management Board in 1994, is succeeded by former city councillor Dr Wolfgang Rösch, who held the position until 2003. From now on, he will be assisted by the part-time board members Franz Volkers and Daniela Wagner. Lord Mayor Peter Benz takes over as Chairman of the Supervisory Board.
The number of employees at bauverein AG grows and so the company leaves its headquarters in Bismarckstrasse and moves into a building in Bad Nauheimer Strasse in 1998.
The construction of Darmstadt's darmstadtium science and congress centre is undoubtedly a milestone in the history of bauverein AG. In 2003, the property services provider is awarded the contract for the construction project on Schlossgraben by the city of Darmstadt and Darmstadt Technical University, which it realises as part of an agency agreement. The architectural competition is won by the Viennese architect Talik Chalabi. Just four years later, in December 2007, the futuristic building goes into operation.
With the takeover of the Darmstadt housing association HEGEMAG (Hessische gemeinnützige Aktiengesellschaft für Kleinwohnungen) in May 2003, bauverein AG's portfolio grows abruptly to around 18,000 flats in Hesse. 8,317 new flats in Central Hesse are thus transferred to the portfolio of what is now the largest property service provider in Southern Hesse.
In 2004, Dr Wolfgang Rösch hands over the chairmanship of the Executive Board to Dr Hans-Jürgen Braun, who holds the position until June 2015.
A new company headquarters for the merged housing associations is inaugurated at Siemensstrasse 20 in Darmstadt-Kranichstein to coincide with the 140th anniversary in 2004.
The start of construction on several housing projects falls in 2004: 26 social housing units are being built at Elisabeth-Selbert-Strasse 36, several student flats are planned for Eschollbrücker Strasse and 48 publicly subsidised flats are being built in Ernst-Ludwig-Park. In addition, the construction of social housing will begin in Helgolandring in Münster and in Anne-Frank-Straße and Nussbaumallee in Darmstadt.
Two residential projects were completed in 2004: 28 owner-occupied flats in Ludwig-Quessel-Weg and six flats in Grillparzerstraße in Darmstadt following extension measures.
50.9% stake in the property company Knell Nord GmbH & Co. KG in 2004 and change of legal form to Heimbau GmbH & Co. KG.
