A year characterised by tenant surveys: bauverein AG is continuing its service offensive in 2012 and is conducting tenant surveys in the extensively modernised Kirchtanne 6, in Darmstadt-Eberstadt and among new tenants. The housing company's employees receive top marks for friendliness and competence. Encouragingly, 92% of the new tenants surveyed would also recommend bauverein AG to friends, relatives and acquaintances.
At the beginning of 2012, bauverein AG becomes a member of the Association of Large Housing Companies (AGW). For bauverein AG, this membership is another important step towards stronger networking within the German housing industry.
The new Supervisory Board (SB) of bauverein AG is constituted in March. The chairmanship of the Supervisory Board is handed over from Sabine Seidler (SPD) to Ctirad Kotoucek (CDU). The new Supervisory Board also includes representatives of UFFBASSE, Georg Hang and Jürgen Barth.
The tenants affected by the planned tenant privatisation in some areas of the Fritz-Dächert-Siedlung will be informed about the further procedure and the offer from bauverein AG at an information event in February 2012. A further information evening for the tenants at Brunnenweg 48-52 will follow on 1 March. The most important message: all tenants will be looked after by the special team from bauverein AG and should be accommodated within the estate if possible.
Social housing is in short supply in Darmstadt. To remedy this situation and support the city in providing urgently needed subsidised housing, bauverein AG decided to construct a new building with 19 subsidised flats at Rüdesheimer Strasse 98. The foundation stone was laid on 19 March 2012 and the building will be handed over to the new tenants at the end of December.
The demolition permit from the city had been in place since May 2011, and at the end of March the excavators rolled in to demolish the "Saladin" building owned by bauverein AG. The demolition is being supervised by a publicly appointed expert for building damage. After the demolition, it becomes apparent that the north wall of the neighbouring "Krone" building has serious structural defects due to its history. Although bauverein AG is not responsible for the damage to the old gable wall, the company immediately erects scaffolding to secure and renovate the gable wall and has renovation work carried out on the roof edges of the "Krone". In order to contribute to the preservation of the traditional Darmstadt cultural centre, bauverein AG is providing the operators of the "Krone" with a further 10,000 euros for the renovation of the northern gable wall. The contract for this will be signed at the end of August.
Six months earlier, the Kirnberger Platz, which was converted by bauverein AG, was handed over to the tenants, and on 1 July the time has come: bauverein AG invites tenants to a party and makes it clear what the square is intended for: as a neighbourhood meeting place.
In the middle of the year, bauverein AG presents its annual and CSR report for the 2011 financial year. As in previous years, the company closes the financial year with a significant net profit (2011: EUR 10,931 thousand; 2010: EUR 8,775 thousand). Growth was also recorded in the result from ordinary activities and in sales.
It has been a long time in the planning, but now the starting signal has finally been given for bauverein AG's eagerly awaited second passive house project: the foundation stone for greenageone will be laid in Elisabeth-Hattemer-Straße on 15 August. By the end of 2013, 37 owner-occupied flats are to be built here. greenageone is part of a European passive house project.
Dr Hans-Jürgen Braun, Chairman of the Management Board of bauverein AG, has been in office since 2003. His term of office has seen successful projects such as the merger of HEGEMAG and bauverein AG, the construction of the darmstadtium congress centre, the construction of WohnArt3, the large-scale neighbourhood renewal in Holzhofallee/Schepp Allee, joining the European housing industry network EURHONET, the green cell cure, the urban development project in Goethestrasse, the introduction of a service offensive with the aim of transforming the company into a property service provider and, last but not least, the improvement of the housing situation in Eberstadt initiated with the "Eberstadt-Süd Action Plan". In August, the company's Supervisory Board confirms the Chairman of the Management Board and thanks him for his willingness to chair the company until 2015 instead of 2013 as planned.
There will be a big crowd at the bauverein AG company site on 1 September: to mark "100 years of HEAG", the company and the other subsidiaries of the municipal group are hosting a day of action. The Siemensstrasse site is one of four locations. Visitors can expect not only an autograph session with Lilien footballers, but also lectures on the subject of passive house construction and a colourful children's programme.
bauverein AG has been publishing a CSR report since 2009, and in September the company's commitment to sustainable management was recognised: bauverein AG was one of the ten best in the "Germany's Best" awards, a CSR prize awarded by the auditing firm PwC and the "Welt" group.
As in autumn 2011, bauverein AG is responding to the continuing high demand for student accommodation and is offering flats for student shared flats in time for the start of the 2012/2013 semester. For this purpose, former commercial space in Kirchstraße and Friedensplatz was quickly rededicated and converted accordingly. The shared flats were rented out after just a few days, which is not only due to the central location of the flats, but also to the practical inclusive rents (all ancillary costs and internet connection included).
bauverein AG is also represented on YouTube: Since December, tenants have been able to find out about correct heating and ventilation via the social network with the help of a film posted there.
One year after the introduction of the noise telephone, bauverein AG extends the service to other Darmstadt districts as well as Rüsselsheim, Pfungstadt and Griesheim in November due to its great success.
A garage wall in Darmstadt-Eberstadt provided by bauverein AG will be transformed into a colourful plea on the subject of "children's rights" by pupils from the Gutenberg School in just a few days.
