Lincoln estate B3.2

A residential complex with a total of 96 flats and an underground car park with 110 parking spaces was built at the southernmost end of the Lincoln estate. The design by Darmstadt-based Hoechstetter & Partner makes optimum use of the space available on the triangular building plot for the ensemble of three buildings and also creates a visual link to the neighbouring estate houses in Franklinstrasse.

The residential complex combines 86 privately financed flats and ten one-bedroom flats for a Caritas housing project. All flats are barrier-free and some are also wheelchair-accessible. Including the Caritas flats, 21 one-bedroom, 32 two-bedroom, 31 three-bedroom and twelve four-bedroom flats are planned. In addition to a spacious floor plan - corridors have been reduced in favour of living space - they are all characterised by an open-plan living and dining area, which is framed by windows on two sides and therefore flooded with light. All flats have a loggia, the larger ones also have a balcony and those on the ground floor have a terrace separated from the inner courtyard. Where the floor plans allow, daylight bathrooms are planned. The Caritas flats are deliberately integrated into the housing mix so that all residents can live together.

The buildings surround a generously landscaped inner courtyard, which will serve as a meeting point for the residents and as a space for play and exercise. The houses, which consist of four storeys and a staggered storey, are therefore accessed via the inner courtyard. The building complex also includes an underground car park with 110 parking spaces. It is not reserved exclusively for tenants of the residential complex, but serves as a parking area for the entire neighbourhood, in which there will only be individual parking spaces on the plots for pool cars and for people with limited mobility.
