Launched in summer 2017 as bauverein AG's first construction project in the Lincoln estate, the residential complex with 143 flats and a large underground car park in the centre of the estate (Einsteinstrasse) celebrated its topping-out ceremony in summer 2018.
Not far from the future neighbourhood square, 143 flats and an underground car park with 380 parking spaces were built. In line with the concept of ensuring a heterogeneous housing mix on Lincoln and creating living space for all sections of the population, age groups and income brackets, 64 of the 143 flats are reserved for middle-income earners. 71 flats are privately financed. Eight flats will be made available for a Nieder-Ramstädter Diakonie housing project for people with mental disabilities.
The design comes from Offenbach-based Pielok & Marquardt Architekten and envisages six four-storey building blocks resting on a two-storey underground car park. The shape of the buildings echoes the character of the dune landscape typical of the estate - the residential complex is terraced, i.e. laid out on different ground levels. To prevent the buildings from appearing too compact, they are staggered in relation to each other. The buildings are also deliberately orientated towards each other in such a way that a generous outdoor area with a high proportion of greenery is possible. At the centre of the residential complex are two meeting places; there are also two playgrounds for young residents.
All flats are equipped with balconies or terraces and have spacious floor plans and floor-to-ceiling windows. The 143 flats are divided into nine one-bedroom flats, 44 two-bedroom flats, 49 three-bedroom flats and 33 four-bedroom flats. Eight flats are used by a housing project run by the Nieder-Ramstädter Diakonie charitable organisation.
The underground car park is one of a total of five planned collective parking facilities envisaged in the mobility concept for the development. This means that the car park is not reserved exclusively for tenants of the residential complex, but serves as a parking area for the entire neighbourhood, in which there will only be parking spaces at the houses for pool cars and for people with limited mobility.
