Postal estate: Moltkestraße 3-19

A lot has happened in the "Postsiedlung" neighbourhood since 2008. In 2008, bauverein AG began to make the neighbourhood fit for the future. Aging houses were modernised and, where the building fabric permitted, new living space was created by adding storeys to existing buildings. bauverein AG then continued the neighbourhood development in the area of Moltkestrasse 3-19.
Unlike in Binger Strasse or in other buildings in Moltkestrasse, however, the building fabric in this area is not suitable for adding storeys. Five existing buildings were therefore demolished in order to utilise the space freed up for six new buildings.

Innovative approaches are needed to reduce energy consumption and CO2 emissions. bauverein AG is therefore pursuing a neighbourhood approach to the energy supply of the "Postsiedlung". Moltkestrasse 3-19 is part of the "SWIVT" research project, which looks at an entire neighbourhood rather than individual buildings.

The aim of the joint project between bauverein AG and TU Darmstadt is to improve the energy profile of the neighbourhood and the energy balance by around 30%. For Moltkestrasse 3-19, this means that in the energy centre, combined heat and power units work alongside heat pumps that extract heat from the ground via geothermal energy and gas boilers.

The tenants benefit from a tenant electricity concept in which electricity is generated by photovoltaics on the roof and façade. Battery storage units in the basement help to ensure that the PV electricity can be used to a greater extent in the neighbourhood.

The underground car park offers space for 131 cars and the supply of charging current is prepared. Here too, PV electricity can be used to charge the car batteries.

The first residents moved in in April 2023.
