The building in Rodgaustraße was completed in just six months. Here, bauverein AG constructed a residential complex with 32 subsidised flats and a sustainable energy supply.
Only six months elapsed between the start of construction and the tenants moving into the new residential complex in Rodgaustraße. The extremely short construction time - construction started on 20 June 2017 and the tenants moved in at the end of the year - was made possible by the use of prefabricated ceiling and wall elements as well as ready-made bathroom modules. The fact that the buildings do not have basements also contributed significantly to shortening the construction time.
The 32 publicly subsidised and barrier-free flats are spread over two four-storey blocks. In total, there are eight one-bedroom, eight two-bedroom, eight three-bedroom and eight four-bedroom flats; the sizes vary between 53 and 97 square metres. The mix of flats - large flats are located next to small ones - was deliberately designed so that it can be used for multi-generational living. All flats have a balcony. The ground floor flats have a garden in front. All bathrooms are equipped with underfloor heating.
A special feature of the residential complex is its high energy efficiency, which is achieved through the connection to a local heating centre (with integrated combined heat and power unit). In Rodgaustraße, bauverein AG is once again relying on a combination of heat contracting and tenant electricity. The tenant electricity model enables tenants to use low-cost, locally produced green electricity.
