Residential building at Rüdesheimer Strasse 98

At the beginning of 2013, bauverein AG and the city of Darmstadt signed a cooperation agreement. In the agreement, the housing company undertook to create at least 100 flats with fixed rents every year. In future, 50% of the flats are to be created through new construction, 25% through energy-efficient refurbishments with subsequent (re)commissioning and 25% through the sale of occupancy rights to the city of Darmstadt. However, planning for the agreement was already in full swing in 2012, as was the construction of the residential building at Rüdesheimer Strasse 98. 19 barrier-free flats were built here, which - as the first contribution to the cooperation agreement - were turned into subsidised flats.

A multi-storey residential building was built on the site of a previously single-storey commercial building - a densification measure that is hardly perceived as such due to the deliberately airy design.

The elegant building, accentuated by colour accents in light green and dark grey, houses a total of 19 flats, ranging from 1-room to 4-room flats. All flats have a loggia or balcony. The street façade conveys a uniform and harmonious image of openings and windows, despite the different flats. The entrance area, designed with large glass fronts, and the green colour, which brings the garden into the stairwell, are interesting. The planners favoured the use of renewable energies for the energy supply. Heating is provided by a wood pellet heating system - the first that bauverein AG had installed - and is therefore CO2-neutral. There is also a controlled ventilation system.
